Office / Manager Residence Update
/Dear Fellow Rimrockers,
We are delighted to announce that the New Office/Manager's Residence is now completed. We are very pleased with the results. The building will provide excellent office and meeting space for the RRC Owners Association, and an attractive residence for the Park Manager for decades to come. As we have noted in previous emails, this project could not have been accomplished without the efforts of many people who contributed much time and in some cases material.
The final cost of the project was 8.5% over the allocated budget. While the cost of the unit itself was in keeping with our estimate, the cost of professional help in siting the unit and connecting all of the utilities proved to be more expensive than anticipated despite the many contributions noted above.
The next phase of the project will be the design and creation of an attractive and functional communal area in front of the office/residence. This mostly covered space will provide a comfortable, relaxing venue for people to meet or simply "hang out" and an attractive entrance to the Park. We will be sharing design ideas as they are created for your feedback and suggestions. If you would like to be involved in the design process, please respond to board@rimrockcove.com. We are excited by the possibilities of this project.

Water Tank Update

The RRC Board is happy to report some major progress on our new water tank project.
On March 27 RRC received final approval from the Department of Health (DOH), Office of Drinking Water, for the size, usage, and location of the new water tank. The new tank will be 26’ in diameter, 30’ tall, and hold 115,000 gallons. The DOH based this on hundreds of our documented usage numbers and current guidelines for a water system of our size.
With DOH approval, the following steps need to be completed:
Construction drawings of water tank and site preparation (Completed pending final revision after geotechnical soil analysis)
Easement verified for current service road to access water tank (Thank you Marilyn and Nanc!)
Geotech Soil Analysis (Completed)
3/27/24 – Two engineers made a site visit to take soil samples from an 8’ deep pit dug 170’ up the hill from the current water tank’s location. The soil will be analyzed to determine the requirements for grading and compaction.
Tank Structural Engineering – (approx. 2 weeks after geotechnical soil analysis)
Permitting (6-9 months)
Discretionary use permit
SEPA Analysis (State Environmental Policy Act)
WDFW Priority Habitat Analysis (Fish and Wildlife)
Cultural Resource Study (Native American Concerns)
Geological Site Assessment (Unlikely to be required but possible)
Site Prep: 1-2 months
Tank Construction: 6-8 weeks, (construction window is March-December)
Pump/Tank Telemetry: 1 week
Final Tie-In: 1 week
Construction Completion Report to the Department of Health
Old tank decommissioned: 1 week
This is a very large and complicated project. A lot of ongoing efforts have been expended and there is a lot more that needs to be done. The current plan is to have the new tank installed fall 2024 but it is unknown how long the required permitting will take to complete. The new water tank will ensure the future viability of our community, increase water pressure to all owners meeting the legal minimums, and improve the value and livability of Rimrock Cove for decades to come.
