RRC Community Update - October 2026

Another season is ending, and a lot has been accomplished.  We had our last board meeting of 2026 on October 17. A few major projects are now closed.

Here are some updates:

Fall election results:

  • Thank you! The 2027 budget passed by a wide margin.  Thank you for supporting the park’s long-term financial health and helping keep future increases as small as possible.

  • What changed: Monthly dues go up $7, to $257/month starting January 1, 2027.  The full increase goes to the Operations budget.

    • Operations: $149/month (up $7)

    • Reserves: $108/month (no change)

  • What you need to do: If you pay by automatic payment, please update it to $257/month before your January payment.  More PayHOA info to come!

Invoicing is moving to PayHOA:

  • All 2027 dues will be invoiced and paid through PayHOA. Invoices will arrive December 15; first payment is due January 1. This makes one place to see owner’s real-time balances, pay dues, and keep contact information up to date.  All new things RRC has never been able to do before!  Note: paper invoices will still be sent out to those that have not opted into electronic invoicing, and payments & balances will still logged in PayHOA.

  • Owners - Your one job this week: Activate your PayHOA account to create a username & password. If you have already done this, you’re all set this week!  Activation emails are being sent once more to those who haven’t activated yet; please use the help guide as needed.

  • More communications will be coming every other Tuesday.  Please watch for these emails for owners next action about options to pay, how to get payments set up, autopay information, and how to get help.  Check out the FAQ now for any immediate questions.  Continue paying 2026 dues as it has been done all year.

Ready for Winter:

  • Winter is on its way, and it’s time to get the park ready.  A few reminders:

    • Please have boats pulled from the boat basin by Sunday, Oct 25.

    • Winterize water lines.  Please drain and blow out the water lines on your lot so they don’t freeze and break over the winter.  Please do not leave electric heaters running when you are not here. This protects owner property and helps the park save on electricity.

    • Tidy up and tie down.  Put away loose items, secure covers and furniture, and button things up. The winter wind out here can get wild.

    • Maybe we’ll see you back here for the annual New Year’s Eve bonfire (weather and burn rules permitting)!

    • If owners need anything over the winter, please reach out to Jeff at manager@rimrockcove.comor call the office at (509) 632-5200.

It’s always nice to look back and take stock of everything we accomplished this year.

Projects finalized before winter:

  • The water tank went online in early May.  The problematic soft-start device that stops and starts the water pump has been replaced with a more reliable device.  We feel confident in our new setup and are now declaring closure to this project.

  • Office landscaping project was completed with new plants, sod and irrigation.

  • Transitioned to PayHOA for our new online homeowner portal where owners can see lot information, manage contact information, pay dues, access RRC documents, communicate with the RRC Board, and more.

  • Third section of the beach lawn was completed by a group of hard-working volunteers who donated a lot of time and heavy equipment.

  • The May storm damage project is officially complete.  While the beach access road was being repaired, we accidentally found one of the parks largest leaks from a natural spring.  After diverting the water correctly with a new drainage system, we were able to complete the repair and asphalt to the road.

  • The plumbing in the lower bath house was fully replaced after an in-wall leak was discovered.  A new washing machine was also installed.

  • This summer’s asphalt seal coat project is also now officially complete with repair to several areas in the park taking out tree root damage and making smooth roads and some added speed bumps.  The total cost of this project was greatly reduced by coordinating beach road repairs with other paving repairs.

  • Tree maintenance has been done recently to ensure pruning of dead branches and removal of dangerous trees.  There will be one more visit from Basin Tree Service to address a couple more trees before winter.

  • Lagoon Liners will be addressed in the upcoming month to repair several identified tears.  This will help extend the life of our lagoon before a much larger project needs to happen.

  • Beach bath house project is currently in the permitting process.  Removal and replacement of the septic holding tank is scheduled for early November.

Spring Board Meeting:

  • The Board reviewed the scheduled meetings for the first part of 2027 and made the decision to remove the February 20, 2027, meeting.  The first official Board Meeting in 2027 will take place March 20, 2027, at 9:00am.

Thank you to everyone who dedicated their time, resources, and commitment to making RRC a great place to be!  Looking forward to seeing you all in the spring.
