How do I get a copy of my plot plan?

There are copies of plot plans in the office, or email ARC@rimrockcove.com we may have a digital file available.

How can I locate my property markers?

The plot plans or park map have measurements. You can use those measurements to find your property markers. There is also a metal detector in the office you can borrow to find the metal pin.

Do I need to submit an ARC request?

Yes, for any structure being built or placed on your property. Including trailer, deck, shed, covered deck, cement slabs, etc.

What documents do I need to submit an ARC request?

You will need a cover sheet and drawings of your plan with measurements of the structure being built, as well as distance to any property lines and neighboring structures.

Do I need a permit?

We require ARC approval before you can start work. There are County and State regulations that require you to get a permit. Any work being done to the recreational trailer may require a permit from Washington State Labor & Industries. It is suggested that you reach out to the ARC Committee before submitting permits to the County, State or L&I.

How long will it take to receive a decision?

The ARC has 60 days to respond, but we try to get back to you much faster. It is helpful if you have your property markers clearly marked so the ARC can see them if we need to do a visual inspection of your lot.

How close can I build to my property line(s)?

RRC Setbacks are listed in our governing documents. Grant County has different requirements for permitted structures (see the RRC & Grant Co. Protocol Document).

How long do I have to complete my project?

6 months from the time the ARC Committee signs off. An extension may be requested through the ARC Committee. Note: County requirements may differ.

Is there a list of local contractors available?

We do not have a list of contractors that we recommend. However, the ARC may be able to offer suggestions.

Do I need approval for repairing a structure?

In most cases no, but it’s best to notify the ARC beforehand. Note: County/State requirements may differ.

Do I need approval before working on water or electrical on my property?

Yes, you should at minimum check in with the park manager.

Are eaves/gutters considered when determining setback?

Yes, in terms of property line setbacks but not in terms of distance between neighboring structures. Note: County requirements may differ.

Does a concrete pad/patio have the same setback requirement as other structures?

Concrete pads or patio at grade do not have a setback requirement. Note: County requirements may differ.

How large can my structure be?

Park Model Trailers – No larger than 400sq feet (measured around the exterior) this includes all tip outs. Must be under 16ft tall from the tallest point on your property.

Sheds – No larger than 100sq feet (measured around the exterior). No taller than 10 feet.

Decks – 800 sq feet of which 200 sq feet (measured around the exterior) may be enclosed as an Arizona room. Note: County requirements may differ.

Is a Park Model the same as a Tiny Home?

No, Park Models meet specific ANSI Building Standards and must come with WA State Tags. Tiny Homes are not built to the same standards, all Recreational Trailers brought into RRC need to meet the WA State Park Model Standards.
